ON AIRReal estate · a playbook the team follows

Social media posts for real estate agents and developers.

Property buyers are wary of promises. The team starts from what works for agents, developers and landlords, and checks every price and claim against what you confirmed.

What your buyers ask before they buy

Good posts answer these before anyone has to message you.

Family buying its own home, often the first one, on a salary in a growing city

They want a legal, safe home in a good area near schools and work, on a payment plan the family can afford each month. They ask: Is it approved, and can I check the NOC? What is the total price and the monthly installment? When is possession?

Investor buying plots, files or off-plan units for resale or rent, locally or from abroad

They want a project with a track record, an area that is growing, and an easy resale or steady rental income. They ask: What have prices here done in the last few years? Who is the developer and what have they delivered? Can I resell easily?

Overseas buyer (Gulf, UK, North America) buying back home without being able to visit often

They want an agent who handles visits, papers and transfer honestly, with video updates and payment through proper banking channels. They ask: Can you send a live video from the plot? Who handles the transfer? How do I pay from abroad? Can I verify the papers myself?

Seller or landlord choosing an agent to sell or let a property

They want a fair price, a quick sale or a reliable tenant, and an agent who markets the property well. They ask: What is my property worth? How will you market it? What have you sold nearby recently? What is your commission?

Tenant looking to rent a flat, house or office

They want a clean, safe place near work or school within budget, with clear rent, advance and utility terms. They ask: Are these real photos? What are the rent, advance and maintenance? Is it available now? Can I visit today?

The posts that work best

From our research into the strongest accounts and longest-running ads in this field. Best first.

Property tour with price and area

Buyers filter by place and budget first. Listing posts that put area, size and price in the first line are what agents' leads come from; hiding the price loses the best filter.

Construction progress update

The biggest fear in off-plan buying is a project that stalls. Dated, real site photos from the same angle each month beat renders and are what investors message about.

Payment plan made simple

Affordability is the decision. Splitting the price into booking, monthly installments and possession turns 'too expensive' into 'we can do this'.

Location: what's nearby

Location is the first question after price. Drive times to the motorway, schools, hospitals and markets get saved and forwarded in family groups.

How to check a project before you pay

Fraud is the fear that stops buyers. Teaching them to verify approvals positions the business as honest and pre-answers the hardest question, if its own papers are in order.

Area prices in one chart

Agents who know their numbers win sellers and investors. One clear chart with a source beats opinions and gets shared when people argue about prices.

Keys handed over

Proof that deals close and homes get delivered. Real owners at handover, in their own words, answer 'do they deliver?' better than any render.

Area guide

Neighbourhood guides are high-trust content that reaches people months before they buy, and makes the agent the local expert.

03 Checklist

Openings that stop the scroll

Patterns, not copies: the team fills the brackets with your own facts.

  • What [budget] buys in [area] right now
  • [Size] [house / plot / flat] in [area]: [price], [N] beds, [standout feature]
  • Own a [size] [plot / flat] in [area] with [down payment] down and [amount] a month
  • [N] minutes from [landmark]: what's around [project]
  • Before you pay for a plot, check these [N] papers
  • [Area] prices over [N] years, in one chart

04 Avoid

What looks cheap or costs trust

  • Advertising a project with no approval or hiding its approval number; Pakistani regulators bar unapproved societies and have required NOC details and a QR code in ads
  • Renders shown as if built, photos of other projects, or edited photos (fake skies, stretched rooms)
  • Hiding the price, or 'starting from' prices that apply to one unit only
  • Crowded flyers: six renders in a collage, gold glitter, ten phone numbers and all-caps text everywhere
  • Describing the buyer instead of the home ('ideal for families', 'bachelors not allowed') or picking buyers by religion, sect or caste
  • 'Just sold' or 'sold out' before the transfer is complete, or fake scarcity

05 Checklist

Moments in the year worth a post

  • Eid ul Fitr and Eid ul Adha: overseas families are home, so site visit days and open houses
  • Ramadan: evening site visits and family decisions; offers only if real
  • Federal budget (June): property taxes and transfer fees explained
  • New year: last year's prices in one chart and the year's launches
  • Monsoon: show the project's drainage and roads in the rain
  • Diwali, Navratri, Akshaya Tritiya and Gudi Padwa (India): traditional buying days
